My Institution is looking to set up incubator space and I've been tasked to research various pricing models that other institutions may have - 

ie: 

• Length of commitment for space (month-to-month, yearly commit, etc).
• How is the space 'rented' out – by bench/bay/etc?
• What equipment – if any – is included in the rent (glass washers, centrifuges, etc.)
• What discounted rates might be available for the incubator tenants to use Core Facilities?

Hi Susanna,

I run our incubator program at Einstein. Our standard lease is 1 year but we have been flexible with this. I avoid monthly because it is hardly worth the administrative effort to do the contracts and other paperwork we have to file (disclosure to our bondholder for example) when leasing. We have a shared lab where we rent bench-by-bench and this lab also includes some very basic support equipment that I scavenged from labs that have closed over the years like TC hoods, incubators, centrifuge, cold storage, etc. We also rent unused private labs scattered across our various buildings/departments (most of Einstein is not open concept lab design). This approach allows us to make use of space anywhere on campus that may otherwise sit empty for years. We use iLab's external affiliate rate category for our incubator tenants which provides them with a cheaper rate than if they were a pure external core customer.
